Award-Winning Beverly Hills Villa Lists for $39.9 Million in Celebrity-Filled Enclave

Limestone Showpiece Hits Market in the Flats, From Acclaimed Architect

Tucked in the heart of Beverly Hills Flats, a limestone-clad estate with celebrity-level design and award-winning pedigree has hit the market for $39,995,000.

The seven-bedroom, 15-bathroom property spans nearly 19,500 square feet and rests on a lush 0.68-acre lot. Combining Italian architectural influences with high-end craftsmanship, the residence is considered one of the most notable luxury listings of the summer.

Designed by acclaimed architect Richard Landry and completed in 2011, the home also reflects the work of builder John Finton, interior designer Joan Behnke, and landscape expert Christine London. That same year, it earned Robb Report’s prestigious Ultimate Home Award.

Hand-carved Dijon limestone defines the exterior, a hallmark of Landry’s signature grandeur. Public records show the property was purchased in 2016 for $12.81 million by a trust connected to entrepreneur and author Heather Babber, founder and CEO of Paladin Management Group.

Inside, a dramatic foyer features a sweeping staircase and a custom bronze chandelier framed by Dale Chihuly glass sculptures. The formal living room includes high coffered ceilings, inlaid wood floors, and a fireplace, with doors that open to a stone-paved loggia designed for outdoor entertaining.

The dining room, which accommodates at least 12, is adorned with leopard-print wall panels, custom lighting, and French doors that lead to the landscaped front gardens. A gourmet kosher kitchen offers double islands, ovens, sinks, and stovetops, along with Italian granite countertops and mahogany cabinetry. A gleaming barrel-vaulted stainless steel ceiling finishes the space.

Additional amenities on the main floor include a breakfast room with views of the pool and fountains, a wet bar, and a lounge housing a 1,000-gallon saltwater aquarium.

Gated and privately situated on a tree-lined street, the home is surrounded by residences owned or rented by celebrities such as Leonardo DiCaprio, Ryan Murphy, Taylor Swift, Diane Keaton, Steve Martin, Josh Flagg, and Lionel Richie. Selena Gomez and Benny Blanco are also reportedly living nearby.
